Mechanic's lien

A contractor, subcontractor, or supplier who has contributed labor or materials for the purpose of construction or improvement may assert a legal claim against real estate. It acts as a guarantee of payment for the labor or materials delivered and grants the lienholder the ability to pursue reimbursement through property foreclosure if the obligation is not settled.
